Commercial real estate is available throughout the region. Vacancies in commercial property, particularly in the downtown core of Vernon are usually quickly filled. In the downtown core, older residences rezoned for commercial have been selling for $100,000 - $150,000 depending on location and condition.
Lease Rates in the City of Vernon vary dependent upon location age and type of building. Mall location range from $12-40 per sq.ft., strip malls from $12-24 per sq.ft., main street $10-20 and side street locations from $5-10 per sq.ft. (plus operating costs). Westfair Foods opened their new 40,000 sq.ft. facility at the south end of the city in 1999 and discussions are ongoing for a major complex, headed by Walmart at the northend.
Heritage homes, located in residential areas, can be afforded commercial rezoning in exchange for preservation of heritage qualities.
